Positioning your home in the market means setting a price so that it competes with similar homes. Buyers looking for homes always look in specific price ranges. Setting a list price for your home, is deciding what houses it will compete with. If we price it high, then it will always be compared to houses that are larger or have better features – it will be the worst of the lot and passed over. If we price it low, then it will be compared with houses that are smaller or have fewer features – it will be the best of the lot and picked first but may not get the best price. The optimal list price for your home will also depend on your time frame and the current market, especially the average number of months to sell.
