Buying a Home
When purchasing a home, you are faced with a multitude of decisions. Why are you purchasing a home and what needs and wants does it have to satisfy? How much are you willing and able to spend on a home? Does your perfect house exist and how will you find it? Then there are the potential landmines of negotiating the price & terms, removing conditions, handling unexpected problems, and closing the deal. Fortunately, the rewards of home ownership are tremendous.
I make the process of purchasing a home easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own. I help you find the best house for you and your family. Then, I guide you through the entire purchasing process right up to presenting you with the keys to your new home – and beyond.
Your First Step
Your first step to buying a home is to first ask yourself why you want to buy a home: to stop paying rent? To have a place of your own? To raise a family? To entertain business associates? To move up to a bigger house? To down-size after the kids have moved out? Next, list what kind of home you'd like and where you would like to be. Be specific. Separate the "must haves" from the "want to haves."
Think of yourself as zeroing in on a target, going from the general to the specific. Consider area (inner city, suburb, acreage); community (north, south, east, or west); neighborhood (older and settled or sparkling new; a particular school zone; recreational facilities; and other community services such as transportation, day care, library, stores, entertainment). Ask yourself how many minutes you are willing to commute to work.
Think about home styles. How much space do you need? Does your situation require a one-level home, or are stairs acceptable? Is the lot size and maintenance a consideration? Do you want a newer home, or maybe an older one to fix up? The average home owner moves every seven years. Consider how long you expect to live in this particular home.
Your Next Step: Loan Pre-Qualification
Once you have addressed the above needs, your next step in the purchasing process is to get pre-qualified with a mortgage company. This can be done over the phone or even online in a matter of minutes.
As a mortgage professional, I have an excellent reputation and track record for successfully acquiring loan approval for my clients.
I Find The Right Home For You
Once you've been pre-qualified and know what price range you want to stay in, I can help you determine which properties fit your needs by using the (MLS) Multiple Listing Service system to locate them.
I have the best possible resources and communication systems available today to help you locate the homes on the market that match your specifications. You can even search out listings here at our website.
Purchasing a home is achieved within the existing housing market. I’ll update you on how the market will affect your particular home purchase.
I Help You Every Step Of The Way
I review the legal contractual process of buying a home. Both laws and procedures continue to evolve so what was applicable last time you bought a home probably has changed. I explain Agency, Fintrac, the negotiation process, removal of conditions and closing the deal – all the while protecting your interests.
It’s Not Whether You Use A Realtor But Who You Use
Especially with real estate fees already embedding in just about every house for sale, it is folly to buy a home without the advice and support of a good Realtor.
